One of the questions we hear most at Box & Beam is “Do I need planning permission for a container home?” Here’s the no-nonsense answer.
Is a Shipping Container Classed as a Building?
Once a container is placed on land for residential or commercial use—especially if connected to utilities—it’s classed as a permanent structure and falls under UK planning rules.
When You’ll Likely Need Permission
- Permanent home, lodge or holiday let
- Connected to mains services
- On site longer > 28 days
- Business or commercial use
- Multiple containers / foundations
Possible Exemptions (Check Locally)
- Truly temporary (< 28 days)
- Mobile garden office / studio
- Non-sensitive land outside AONB / Greenbelt
Rural & Agricultural Plots
Expect extra checks on change-of-use, drainage, sight-lines and access. Rural-tourism schemes can strengthen your case.
